The steps of design

A thoroughly designed planed is a very useful tool for an investor because the construction of any building is a very serious matter which requires heavy spending. Therefore it is worth to plan in advance, consider every step on the way, leaving simply no room for error. A miss-planned building is not like an oversalt soup, where you can try again tomorrow – here you can not. So it is better not to “bit off more than you could chew” and aim for less, but do that at a very high standard, where the construction is stress-free, fun and a positive experience for everyone taking part.

For most people the planning and building procedure is unknown. Therefore we summarized all the steps of the planning and building process starting from when the investor decides to build something and ending when it is finished.


 1. Assessing the needs

Planning starts after we have met the investor personally and have perfectly understood (and accepted) the construction will, idea. It is very important that the builder passes over it’s expectations and concepts to the architecture creating a common platform of their cooperation.

2. Building site survey

The next step is the building site survey, where the surroundings are looked at and mapped. To make the building fit into the setting the surroundings should be carefully analyzed. The topography, ground geodesy and all existing buildings have to be measured, mapped and digitalized.

3. Creating a preliminary draft and concept plans

After the design procedure was laid a preliminary draft or concept plan could be made based on the local makings. At this step a mass diagram is done from the planned building where the function relationships are clarified. This is a crucial step that shows the volume, size and financial viability of the project.

4. Building plan approval

After the preliminary draft or concept plan was accepted, we create the building plan itself through several constructional and authority compliances. Practically the building is being planned at this stage. A 3D visualization is being made helping to imagine the building, to circle around inside and outside, to show the relations, the spces and material.

The deed of plan assignment needs to be supplemented with technical documentations fitting to either a certain planning procedure or an administrative regulation, like kitchen-technology, water and pool recycling technology, working-technology parameters or even a street view insertion element. These altogether make the planning complete, this mindset will guide the construction process.

After all licensees were received the constriction could indeed start.

5. (Execution plan)

In case the customer wishes or the project size requires, an execution plan is being made containing a construction-able design documentation. On the ground of the execution plan concrete bids could be asked and the technical content with the materials being built in could be checked during the construction process.

6. (Interior decoration plan)

Interior decoration could be made for both existing and newly built buildings. It helps to create a great atmosphere and harmony which includes space organization, functional relationships, colors and furnishing, a synthesis of engineering and art.

Interior decoration comprehends plans for furnishing, housing, illuminating and light allocating, suspended ceiling, shading technique, color or even specific furniture design.
